If you can relate, we want to hear from you!Our Property Acquisitions Group within the Capital Projects Group (CPG) is looking for a Senior Property Officer, Property Acquisitions – Business Valuator to coordinate and review business valuation reports, along with preparing valuations in connection with the complex real estate acquisitions program being undertaken by Metrolinx.What will I be doing?

  • Assists in the Planning and management business valuations with respect to the property acquisition program to support and ensure successful completion and coordination of efforts for all Metrolinx projects.
  • Procures, develops, reviews, analyses, and administers business valuation due diligence required to support compensation as a result of property acquisitions and other Metrolinx activities.
  • Provides expertise on the business valuation aspect of property acquisition activities including consideration of applicable Acts and legislation.
  • Prepares and reviews internal forecasting, valuation modeling, risk evaluation and budgeting activities as it relates to business valuation.
  • Reviewing and critiquing reports prepared by other experts.
  • Represents Metrolinx on business valuation related matters and serves as one of the primary contacts to the business valuation industry.
  • Conducts industry and market research on trends, valuation multiples for relevant public companies and precedent transactions.
  • Provides input on risk mitigation strategies specific to business valuations to ensure compliance with Metrolinx policies and procedures, design and schedule requirements and to manage Metrolinx’ liability throughout the lifecycle of projects as they pertain to property acquisitions for transit projects.
  • Participates in interactions with internal and external stakeholders, (legal counsel, other business valuators) and businesses and/or property owners where necessary.
  • Participates in discussions with affected business owners relating to compensation including negotiations on a settlement.
  • Maintain high quality control and apply specialized knowledge to anticipate, identify and address issues or key risks relevant to Metrolinx’ business.
  • Undertake professional development activities focused on current valuation issues, approaches and changes in regulations that impact financial and business valuations.

What skills & qualifications do I need?

  • Completion of a degree in Business Administration, Commerce, Accounting, Finance, Project Management, Urban Land Economics, or a related discipline – or a combination of education, training and experience deemed equivalent.
  • In the process of obtaining, or having a Chartered Business Valuator (CBV) designation is an asset.
  • Having a Chartered Professional Accounting (CPA) designation is an asset.
  • Demonstrated experience relating to business valuation, ideally including experience working for or with a large public sector agency.
  • Strong knowledge and experience interpreting and applying relevant legislation, contracts, and agreements. Experience with expropriations or the Expropriations Act is an asset.
  • Must be highly organized and detail-oriented and possess well-developed project management skills.
  • Ability to think creatively and provide practical solutions to complex problems.
  • Excellent interpersonal and oral/written/presentation skills to prepare and deliver clear, concise, professional, comprehensive reports and presentation materials to a variety of audiences including executive management, a Board of Directors, and external stakeholders.
