Description :Dream is looking for an Associate Director of DebtJoin us, we have an exciting and rewarding Real Estate Finance opportunity just for you. We are looking for an Associate Director of Debt to manage financing strategy development, execution, and risk management of Dream’s debt portfolio. In this role, you will be responsible for a range of projects and transactions across asset classes, covering land and construction financing, conventional term mortgage financing, corporate credit facilities, subscription lines, affordable housing and sustainable finance initiatives, and other public and private capital vehicles within Canada and the United States.You will lead a team of analysts and work with the Associate VP in managing debt portfolios of established residential, office, industrial, and commercial assets, and of large-scale developments including some of our most high-profile developments such as Zibi and LeBreton Flats in the National Capital Region, Brightwater in Port Credit, Quayside in Toronto, and our Alpine Park community in Western Canada. Each one of our projects is unique in their own way and their differentiating factors will keep your role exciting and challenging.A Day in the Life:In this role, you will have the opportunity to manage the finance underwriting, origination, and maintenance processes for new developments, re-developments, and investments/acquisitions within your debt portfolio. The Associate Director plays a central role, working cross-functionally with other departments (e.g. Development, Investment, Asset Management, Leasing, etc.) to align financing with asset and project strategies, and work directly with lenders, consultants, joint venture partners, and other industry professionals. In this dynamic role, you will continually be challenged with complex projects and lead the debt process from start to finish.You will be a key contributor in the debt origination process, overseeing loan underwriting analysis, and reviewing research and recommendations put forth by analysts to formulate capital stack strategies to be presented to senior leaders including C-Suite. You will have a direct impact on financing strategy and how we approach lenders and source competitive loan structures and terms while optimizing our capital. Additionally, you will be responsible for monitoring risk management and looking at pipeline projects as well as loan structures to ensure that Dream is protected. Your aptitude to learn and take on new projects will deepen your knowledge of the real estate industry and in different asset classes. Here a just some of the responsibilities you will take on:

  • Lead and coach a team of Debt Analysts in the debt origination and management processes
  • Review project, property and portfolio level financial and risk analysis and provide financing strategy recommendations to senior management
  • Prepare high-quality financing presentations and confidential information memorandums (CIM’s) and participate in delivering lender presentations
  • Assessing and comparing financing proposals received, and drafting financing recommendation memorandums and materials for Dream executive and Board meetings
  • Oversee and review a wide variety of mortgage loan-related documentation initiated during the debt financing or renewal process, including commitment letters, credit agreements, financial reports, development plans/approvals, leases, purchase and sale agreements, appraisals, and third party consultant reports
  • Liaise with lenders, internal cross-functional teams and other stakeholders to ensure that all supporting documents and pre-funding conditions have been satisfied prior to receiving funds
  • Instruct and interact with third party partners during loan close process, including but not limited to; joint venture partners, property managers, external consultants, and legal representatives as well as internal asset managers and investment teams
  • Maintain financing pipelines to ensure stakeholders are aware of the financing activity for their projects/portfolios
  • Oversee construction loan draws for development projects
  • Coordinate with Development Leads and Asset Managers to evaluate and manage compliance risk
  • Special projects, ad hoc reports and other activities, as assigned

Your Experience Includes:

  • Bachelor’s degree in finance, accounting and/or real estate. Advanced degree such as CFA, MF, MREI, or CPA considered an asset
  • Minimum 6 years of commercial real estate finance or lending experience, including development/construction finance
  • Minimum 2 years of experience leading and developing a team
  • Understanding of the commercial real estate landscape, including understanding of acquisition/investment, development, asset management, and financing
  • Experience in real estate debt modeling or underwriting; experience executing CMHC debt considered an asset
  • Experience working with public/government stakeholders (e.g. sourcing capital from federal/provincial/municipal government programs and initiatives) considered an asset
  • Experience in leading pitches and negotiations in relation to complex finance matters

  • Strong oral and written abilities demonstrated in reports, presentations, and meeting facilitation
  • Strong people skills, you are a hands-on team player with a proven ability to build relationships at all levels of the organization and with external service providers
  • Advanced Excel proficiency, with experience preparing or analyzing development budgets and pro-formas
  • Advanced PowerPoint proficiency for preparing high quality pitch decks
  • Ability to decipher complex language in loan documents and other contracts
  • Ability to lead, develop, and motivate a team of real estate finance professionals
  • Curiosity, thirst for knowledge and growth, and ability to think outside the box
  • Strong time management skills with ability to multitask, prioritize and juggle several projects and work in a fast-paced, dynamic environment
  • Proven project management skills with the ability to thoughtfully plan and manage multiple projects simultaneously from start to finish, setting clear objectives and delivering on goals
  • Ability to collaborate effectively across multiple departments and stakeholder groups
  • Innovative self-starter – able to identify, evaluate, and execute new ideas and support with results and have no issues with working independently under minimal supervision.
