This pivotal role is responsible for overseeing the mall’s operations and maintaining building systems to ensure a safe and comfortable environment for tenants and customers alike.As the Operations Supervisor, you will play a crucial part in day-to-day operations, capital projects, sustainability initiatives, and contract management. Your ability to establish and maintain excellent relationships with tenants and user groups will be paramount, as will your skill in troubleshooting and efficiently resolving issues. Working in close collaboration with the Property Management Team, you will contribute to budget management and optimization of operating expenses.The ideal candidate possesses a technical background in building maintenance, coupled with proficiency in relevant technologies and computer programs. This on-site position requires a flexible schedule, including availability for after-hours emergencies and on-call duties during mall operating hours.WHAT YOU’LL BE DOING:

  • Manage the operations and maintenance activities of the shopping centre including building maintenance staff
  • Ensure that the heating, ventilating, power, life safety and other mechanical equipment are operating effectively and efficiently.
  • Prepare reports regarding maintenance and operating problems: correspond with equipment and material suppliers to determine cost, quality and other related information. Maintain historical operating equipment, log sheets and data. Including inventory lists.
  • Oversee the operations, maintenance and inspections of the heating, cooling and ventilating equipment performed by a contractor. Ensuring efficient and safe operation of all HVAC related equipment throughout the complex in the interest of desired objectives and operating techniques
  • Assist the General Manager in preparing an annual expense budget and monitor the performance to budget month to month during the course of the year. Administer cost control programs and prepares estimates.
  • Collaborates with General Manager to evaluate capital assets (i.e., equipment, etc.) and to make recommendations for maintenance, repair and replacement and inclusion within the capital budget.
  • Liaises with relevant stakeholders to ensure CAPEX projects are delivered with minimum disruptions to facilities and all relevant data are received and updated into database.
  • Collaborates with Procurement and Supply Chain Administration teams to source and qualify vendors, source and procure goods and services.
  • Ensures the availability of an adequate inventory of tools and other supplies to operate the facilities.
  • Responsible for employee-oriented activities including but not limited to employee engagement, training, development, and performance management, hiring and retention, compensation recommendations.
  • Ensures all regulatory compliance requirements have been performed and all related documentations are created and maintained.
  • Lead on sustainability efforts.
  • Develop and initiate programs to improve the physical operations of the complex.
  • Respond to tenant and user group’s requests in a professional, courteous-like manner.
  • Ensures all relevant documentations (i.e., annual facility inspections, equipment data, project files, etc.) are captured within service maintenance databases PRISM.
  • Resolves problems and/or conflicts and maintains open communication with the General Manger including providing regular written and oral reports to ensure satisfaction for the client.
  • Executes emergency preparedness, risk management, disaster recovery and business continuity plan in conjunction with the General Manager.
  • Acts as the focal point of contact and collaborates with Environmental, Health, Safety and Security Team to ensure ongoing compliance with all health and safety requirements.
  • Perform tenant annual inspections, monthly property inspections and annual fire drills.
  • Other duties as assigned.

  • 5+ years of experience in building maintenance, operations, and shopping centre management
  • Related post secondary education and/or technical training
  • Strong computer skills and proficient in learning new systems and tools work ethic

Estimated total compensation for this position:71,295.00 – 73,500.00 CAD per yearThe total compensation range is an estimate and not guaranteed.
