We are hiring a Senior Project Manager – Capital Works, to start immediately in Haringey.Rate of Pay: £585 per day(umbrella)Role Purpose:As a Senior Project Manager, you will lead and oversee a portfolio of major capital investment projects within the housing stock. This includes ensuring projects are delivered on time, within budget, and to the highest quality standards while meeting statutory, regulatory, and council requirements. You will play a strategic role in managing the annual housing investment program of up to £40 million, leading a multi-disciplinary team to ensure successful outcomes for residents.Key Responsibilities:
- Project Leadership and Delivery:
- Manage a portfolio of projects within the housing capital investment program (up to £20 million annually).
- Ensure all projects are delivered on time, within budget, and meet key performance indicators (KPIs).
- Prepare detailed business cases, project briefs, budgets, and commission contractors and consultants as required.
- Team Management:
- Lead and support a team of project managers and consultants, providing effective leadership, motivation, and development opportunities.
- Ensure the team is recruited, trained, and appraised in line with council policies.
- Project Administration and Reporting:
- Maintain comprehensive, up-to-date project documentation, including budgets and cash flow forecasts.
- Prepare reports for senior managers, project boards, and other stakeholders as needed.
- Resident Engagement:
- Develop and deliver resident engagement plans, ensuring clear communication and high levels of satisfaction.
- Attend resident meetings and maintain proactive communication throughout project lifecycles.
- Compliance and Quality Assurance:
- Ensure adherence to statutory, regulatory, and council policies.
- Implement robust monitoring and change control mechanisms to maintain quality standards.
- Stakeholder Collaboration:
- Work closely with internal and external stakeholders, including council departments, consultants, contractors, and residents, to deliver holistic solutions.
- Contract Management and Procurement:
- Lead on procurement and contract management to ensure value for money and resolve contractual disputes effectively.
- Leaseholder and Legal Management:
- Manage leaseholder consultations, produce detailed Section 20 notices, and ensure cost recovery for works to leased properties.
- Represent the council at Leaseholder Tribunals and court proceedings when required.
- Risk Management:
- Conduct risk assessments and develop mitigation strategies to address potential project challenges.
- Continuous Improvement:
- Contribute to service improvement initiatives within the Asset Management Team, promoting innovative solutions and best practices.
- Other Duties:
- Deputize for the Head of Major Works and undertake additional responsibilities aligned with the roles objectives.
Essential Qualifications, Skills, and Experience:
- Degree in construction management, engineering, project management, or a related field, along with a professional certification (e.g., PRINCE2 Practitioner).
- Proven track record of delivering medium to large-scale capital works projects (up to £20 million+).
- Strong experience in developing and managing capital budgets, ensuring value for money, and identifying cost-saving opportunities.
- Advanced negotiation and problem-solving skills with experience managing contractors, consultants, and stakeholders.
- In-depth knowledge of local government regulations, housing compliance requirements, and construction legislation.
- Demonstrated ability to conduct risk assessments and develop mitigation strategies.
- Exceptional interpersonal and communication skills to engage with stakeholders and deliver clear reports.
- Experience in leading teams, mentoring junior staff, and managing complex projects to successful outcomes.
- Knowledge of procurement methods, contract management, and change control processes in the construction industry.
