Aplin has partnered with an established Developer in Winnipeg to hire a Senior Property Manager.This is a Monday to Friday daytime position with minimal evening work.Reporting to the Director of Property Management, the Senior Property Manager will be responsible for overseeing their assigned property portfolio in the areas of budgeting and communications and the overall performance of the property in alignment with corporate guidelines. Duties include providing guidance, training, coaching and support to property teams in the execution of their duties and ensuring company standards. The successful candidate will also manage a team of property administrators.Responsibilities:

  • Monitor and review portfolio operating performance and prepare reports on sites
  • Responsible for building revenue and expenses including preparing and operating within an approved budget; analyzing monthly financial statements and preparation of monthly management report
  • Provides day-to-day leadership to the team including hiring, training, coaching, mentoring, and performance management (including discipline) to employee reports
  • Partners with Property Agents to ensure buildings are maintained in safe, secure, high quality and clean condition
  • Ensures on-site staff are well trained and that tenant concerns are addressed in a timely, professional manner
  • Develop annual maintenance plans to ensure that all critical aspects of the property are checked and maintained on a regular basis
  • Communicate directly with maintenance to ensure repairs, capital projects and leasehold improvements are properly managed and implemented
  • Analyze and interpret leases, technical procedures and regulations
  • Conduct regular inspections of the property and tenant premises to ensure compliance with leases and the proper upkeep of the property
  • Provide regular updates to the leadership team with regards to Properties regarding deficiencies or problems noted for the buildings/properties that require attention
  • Assist with the process of acquiring necessary building certifications as needed

Qualifications:

  • Post secondary education in Business Administration, Property Management or a combination of education and experience
  • Certified Property Manager (CPM) or Accredited Residential Manager (ARM) designation(s) an asset
  • 5+ years of experience in property management
  • Previous experience managing a team is a strong asset
  • Strong computer skills, with experience in MS Office Suite
  • High degree of accuracy and attention to detail
  • Very good verbal and written communication skills
  • Excellent interpersonal skills and customer service orientation
  • Good problem-solving ability
  • Able to work as part of a team as well as independently
  • Adaptable with the ability to handle multiple priorities under pressure
